This
will probably be the last newsletter pertaining to Sturgeon Plaza
since the announcement that the Post Office will be renewing their lease of
9711 sq. ft at substantial higher rates, has really perked the interest
of a lot of investors . The project is now 85 percent sold out and no doubt
will be sold out shortly. Remember this is the last chance for a quality
commercial real estate investment with Tax deductions for the 2009 Tax year. If
you are considering act now.
We
see the economy slowly climbing out of the recession with Canada leading
the way on all G 8 countries. Public confidence is climbing and the next few
years should be very interesting with many opportunities in the Commercial Real
Estate Market.
SECURITY
in my opinion is the new Buzz Word for quality investing , don't get caught up
in hype and promises if its to good to be true it usually is. Security and
protection of Investment is of vital importance so make sure your money
and investment is handled properly with Trust accounts and trustees.

It isn't very often that you get to meet and work with someone you like for over 30 years. Someone who would teach you the ropes and mentors you in your youth; someone with the integrity of hard work and honesty as the sails of their ship. Experience is one thing, but experience, with hard work and integrity is another. I am very lucky to have had Howard Manley, my partner, mentor me in my misspent youth. He taught me to be frugal with a dollar, (which I use very well managing the job sites and shopping centers,) to work hard and always expect the best for you and your customer. These are life lessons that are taught over the course of the years that when it comes to fruition you pass along to your kids and to your grandchildren. With over 24 shopping centers that we manage and co-own with our investors we do our best to make sure each performs to the best of its ability in market conditions. When the market goes up we try and maximize rents, when the market goes down, we do our best to retain our renters and work on minimizing expenses. We have a solid infrastructure in place, an adaptive management team, with honest and diligent property managers, credible accounting teams, and good sources of available financing to fund and refinance our projects. We use a reputable third party management company which are insured and bonded, and outside, independent trustees to distribute funds to our investors. Safety of our investments to maximize security for our investments has always been our motto. We live it and we breathe it. We take this very seriously. "Value adding," is the mainstay at Redev; how we can add more value to our sites over a given period of time, without lost opportunities or without hurting our sites. We are focused and persevere, regardless of the times or events. There is not much that we haven't seen. We can react to market conditions quickly and can anticipate and pro-act prior to market conditions. We market and manage all our assets and we are only involved in cash flowing real estate. We focus on what we know, and we don't market anything else. We are focused and driven on delivering results. When you deal with us you know that we live in this space and not much gets by us. There are continued signs of recovery in the commercial real estate across Canada. In an article titled "Commercial Real Estate Bounces Back" in the Globe and Mail recently they pointed out that there was a 46% increase in investments in the 3rd quarter of 2009 over the previous quarter for commercial real estate in the Greater Toronto area. They also mention that it isn't just a local phenomenon but that volume is increasing across the country.
We are seeing the health of the industry in many ways. For example, in our current project we are selling, Sturgeon Plaza we are in the process of finalizing a lease renewal from Canada Post. They are one of the major tenants of the plaza. Due to the strong market the new lease is for a considerably higher rate than the previous one. There are also plans for developing a 3,200 sq. ft. pad located on the Sturgeon Plaza property and there have been a number interested companies who are negotiating for the space. Since neither of these situations are factored into the projected returns on Sturgeon Plaza they should further enhance an already attractive investment. |
