Coincident with the wonderful weather we've been enjoying, the tradtional summer 'slow down' in real estate has arrived in a big way.  Lots of inventory and buyers are not in a hurry.

Market Statistics for  July 2012
The two reports below show trends in average sale price, inventory (active listings), and units sold - by City and by housing type (detached or attached, aka apartments & townhomes).  They also show inventory & sales by price band and by sub-areas within each City.  Buyers want to know what areas have lots of inventory to choose from, and sellers are keen to know which areas are hot spots where listings sell, and sell fast.

You can still view the July stats packages from the Real Estate Board of Greater Vancouver and the Fraser Valley Real Estate Board on my website at How's the Market?   Affordability is the story for the Fraser Valley, with a fairly active townhome and condo market.

Closing Thoughts

Summer slow down = time on my hands = room for new clients!  If you know someone who is thinking of buying or selling, I'd be happy to meet with them & chat about how I could help out. Even if they're just testing the waters. I promise to take good care of them.  

 

And I just checked with 14 day forecast, but I can't say/print any comments as I don't want to jinx things :)
