Real Estate Market Statistics for  July 2011

Metro Vancouver Highlights:

  • Fewer multiple offer situations compared to the last few months, but competitively-priced homes continue to sell at a fast pace.
  • The number of homes listed for sale has increased each month since the start of the year (more selection for buyers, and more time to make decisions)

 Fraser Valley Highlights:

  • Overall, prices remain strong but not for every property type or community, plus local differences in the number of days on market.For example (on average), it took 18 days to sell a North Delta townhome, 45 days to sell a single family home in White Rock/South Surrey, and 65 days to sell an Abbotsford apartment.

Closing Thoughts

Ever wonder why my pictures of sold listings only include the list price?  According to the Rules of Cooperation, a sale price can't be advertised prior to the information being publicly available through a government registry (essentially until the completion date).  But if you ask me specifically, I can provide it.
