Tackling Winter Salt, Ice Melt Residue and Excessive Moisture on Mats and Carpets
As winter approaches, facility maintenance teams are planning increased efforts to maintain safe and clean entrances and lobbies, while also controlling costs.
According to the Worldwide Cleaning Industry Association (ISSA), "the estimated cost of removing a single pound of dirt from a modern building can exceed $600," when based on a 20-day work period. Also, up to 24 pounds of dirt (salt, ice melt, mud, sand, etc.) can be brought into a facility by 1,000 people coming through an entrance. That is a lot of dirt--and money.
The hazards of slip and falls due to excess moisture from snow melt is also a big concern for facility owners and managers during the winter months. According to the National Floor Safety Institute (NFSI), flooring material, floor hazards or improper maintenance account for approximately 50 percent of slip and fall accidents--and the average slip and fall claim is $4,000.
Using 15 feet or more of entrance matting defends against slip and falls and the spread of debris throughout the building. Mats can prevent 80 to 90 percent of dirt from coming into a facility.
Proper entrance and mat cleaning is also critical. Performing frequent vacuuming with a regular vacuum and a wet/dry vacuum, will pick up big pieces of salt, ice melt and heavy moisture, increasing a facility's safety and cleanliness.
Facilities can choose to rent or purchase matting. It has been stated that purchased entrance mats show a return on investment within six months. Whether you rent or purchase entrance matting, they are a must-have for safe and clean facility entryways. |

KleenMark and Tennant's Orbio® 5000-Sc Event a Success
Orbio's Split Stream technology brings customers effective, "green" alternative to chemicals
KleenMark and Tennant hosted a successful event on October 27, 2011, introducing the new Orbio 5000-Sc and Split Stream technology to Madison-area customers.
The Orbio 5000-Sc unit holds 120 gallons of softened tap water, which is separated into alkaline and acidic streams when electricity is applied. The alkaline solution is stored and the acidic solution is removed. The alkaline solution effectively attacks organic soils during cleaning--and the water and suspended soils can be wiped away.
During the Orbio 5000-Sc introductory event, KleenMark and Tennant representatives demonstrated how easily the solution dispensed from the unit and how effectively it cleaned a variety of surfaces including glass, stainless steel, carpet, VCT and concrete.
Event attendees were given a spray bottle filled with the Orbio 5000-Sc solution, which is effective for up to 60 days when stored in a tightly sealed container, to test at their facilities.
One school district representative took a bottle of the solution to test at the district's high school. The representative later stated, "All comments [regarding the solution] have been favorable. It cleans well, leaves the tables and desks clean and takes pencil and ink off of desktops in one spray. Our 'carpet guru' used it on a spill in the IMC and was impressed with how well it worked."

Triple S Carpet Rinse Plus. This carpet rinse is ideal for removing salt and detergent residue from carpets and mats. It also keeps a carpet extractor's water jets free of lime build-up. Windsor Clipper DUO |
Windsor Clipper™ DUO. The Clipper DUO from Windsor is capable of both iCapsol interim and deep extraction cleaning--with a simple turn of a switch. It is located at 1206 Ann Street, Madison, WI, is open from 8 a.m. to 5 p.m., Monday through Friday. For more information, visit kleenmark.com or call 608-258-3121. |
Did you know...?
The "Did you know...?" section of KleenMark News was created in response to customer feedback. It offers easy equipment maintenance tips, efficiency development ideas and new product information.
Did you know that calcium chloride ice melt becomes active with the introduction of moisture--including the moisture on a users hands?
That is why users must protect their eyes and hands whenever a calcium chloride product is used. It is also harmful to vegetation and soil when used improperly.
Although calcium chloride has drawbacks, it is capable of melting ice and snow in temperatures as low as -35 degrees Fahrenheit. If calcium chloride is chosen, it should be used sparingly and for cold temperatures only.

Triple S Magnesium Chloride Super
Cold Formula Ice Melter |
KleenMark Distribution offers a cold-weather ice melt alternative to calcium chloride with its Triple S Magnesium Chloride Super Cold Formula.
This product melts ice in temperatures as low as -25 degrees Fahrenheit, is safe to handle without gloves or goggles and is less harmful to the environment.
Both calcium chloride and magnesium chloride products may leave an oil-like residue on floors, creating a potential slip and fall hazard for facility occupants and visitors. Placing track mats both outside and inside facility entrances is recommended to prevent slip and fall incidents and ice melt damage to floors. To remain effective, the mats must be cleaned throughout the day with a mop or vacuum.
When the weather is not extremely cold, alternative products such as potassium chloride-based or blend ice melts are recommended to avoid slick residue issues.
For more information on ice melt options please visit the KleenMark Distribution showroom or call 608-258-3121. |
