THE CHALLENGES OF A HOME RENOVATION

Time is flying and the home we purchased in April to renovate is still not ready for us to move in. It is wonderful to watch the progress and to see some of our decisions come to fruition.

As we expected, there have been some surprising challenges. Probably the biggest one of all is the moisture level we discovered under the home. This has held up the installation of our wood floors for at least six weeks.

As part of our total renovation of the home, we replaced the roof and the gutters. The gutters could not be installed until all the new siding and fascia was installed.   During this time and after a couple of large rainstorms, a significant amount of water drained under the house. The increased moisture in the crawlspace permeated into the floor joists and raised the moisture level in the subfloor.

Now we are having French drains, a new vapor barrier, plus a dehumidifier installed. I prefer to spend money on furniture but warped floors are not an option. We also discovered mold in the HVAC ducts, which is not surprising considering the moisture in the crawlspace.  So, we replaced all the ductwork under the home.

One of the real surprises was the length of time it took for our interior doors to arrive. They were scheduled to be delivered within ten days of placing our order. Eight weeks later, they finally arrived. Even then some of the doors were not correct. The doors are unique and different and apparently not used often in this area.

So, it seems that we have been hit hard by the domino effect. Since the doors did not arrive on time, our carpenter needed to hold off on some of the moldings and door frames. He couldn't proceed until the doors actually arrived.  Delays. Delays, Delays! 

Overall, it has been a wonderful experience since and our general contractor has helped us meet each and every challenge. We give all the credit to Dan Martin from Bonsal Construction for doing such a fabulous job managing this project.
