Monthly pending sales in the Triangle increased by 33% in March and 32% in April as compared to March and April of 2009. This does not appear to be a significant trend as there was a flury of activity with buyers racing to purchase a home before the popular home buyer credit expired on April 30th. Since that time both showings and homes going under contract have declined.
The market remains very active in the 250k - 400k price range. Prospective buyers moving into the area are more often than not purchasing homes in this price range than higher ranges.
The trend that we are noticing is that buyers are re-defining their needs, especially in the higher price ranges. Families who are move-up candidates are cautious of the larger financial exposure in this new economy. They are choosing instead to stay in their present home and upgrade and expand where possible. Consequently, the move-up market in the 500k - 800k price range is very limited.

Sautéing Vegetables - Great Summer Side To get vegetables right every time take the following steps:
First, cut each vegetable to a similar size and shape. Use any veggies that you have available from your garden, grocery or local Farmers' Market.
Next, stagger vegetables into the pan based on their cooking time, starting with firm veggies like peppers and carrots and ending with quick cooking items like zucchini and peas.
Finally, season at the right moment. If you salt early, vegetables give off liquid and create steam for a soft cook. If you're looking for caramelization, salt at the last second.
