Going, Going, Gone...         
 
 
The Real Estate industry has seen an increase in home auctions as an aggressive strategy to sell a home.  Auctions are no longer a technique solely used for fire sales or distressed properties.   
 
Auctions have become a way for our clients to eliminate the lengthy monthly carrying costs on certain properties.  NRI's Gayle Sandfox, who has been involved in over 50 client home auctions, says, "it is best to evaluate the feasability of an auction from the start to determine if it is a good strategy for the home".  Her experience has taught her that "unique or unusual homes without new home construction competition do the best at auction". 
 
When an auction company is assigned a home they take over the responsibility of the home's maintenance and upkeep until the home closes. They perform a concentrated marketing blitz (beyond that of a real estate agent), hold open houses prior to auction day, manage the auction and handle the closing.  The seller has the right to refuse an offer if it is not acceptable. 
  
The homes are sold as-is, but the buyer has a right to inspect the home during the open houses.  The buyer must come to auction with a non-refundable down payment and be prepared to close within 30 days. 
 
On auction day, the home is typically open two hours prior to opening bid.  Well prepared buyers register to bid on the property.  The auctioneer starts promptly at the advertised auction start time reciting the terms and rules of the auction.  Within an average of three minutes after the bidding opens, the home is sold!!
