National and local housing markets still continue to stabilize

The resale housing market is stabilizing in the Border City and across Canada.

According to statistics released by the Canadian Real Estate Association, national resale housing activity inched three per cent higher for the second consecutive month in September 2010, with sales reaching the highest level since last May. Two-thirds of local markets posted monthly increases in seasonally adjusted activity, led by Winnipeg, Calgary and Montreal.

"Supply and demand are rebalancing, and that's keeping prices steady in many markets," said Georges Pahud, CREA's president. "Local and national housing market conditions often differ, so home buyers and sellers should consult their realtor to understand how sales, inventory and pricing trends are shaping up in their market.

Harpreet Saini, president of the Realtors Association of Lloydminster and District, said local housing activity has been stabilizing since the beginning of the year, with the average selling price in Alberta between $250,000 and $350,000 and in Saskatchewan between $250,000 and $300,000.

"Market conditions right now are wonderful," she said. "It's good. It's stable. It's a buyers market and of course they have a selection, which is good. I'd rather them get a chance to choose than go ahead and pick one and they are still not happy with it."
