Wbug Officially named The City of The Village of Indian Hill, this community of 5,900 residents is considered by many to be one of the most desirable neighborhoods in SW Ohio. It was named “Best Place To Raise A Family” by the prestigious Robb Report. Excellent schools were a significant factor in this report. The school system consistently ranks among the best in Ohio. Newsweek Magazine recently ranked Indian Hill High School as the 54th best public high school in the country. There are also a variety of private schools available to residents.

Wbug Idyllic is the word often used to describe this community of fine homes, many of which are nestled on 1, 3, or 5 pastoral acres. While the homes tend towards the upscale fabulous, the city has worked hard to keep the rural ambiance its founders envisioned. Residents enjoy a wide variety of green-space, be it nearby parks, nature preserves, bird sanctuaries or protected farmland.
Wbug Green-space examples include Rowe Arboretum off Muchmore Road. It’s a very quiet and serene 9 acres of lovely plantings. Parks include Bonnell Park on Camargo Road and Steer Meadow park on Loveland-Madeira Road. If you are interested in bird watching, then you’ve probably been to the delightful bird sanctuary at Shawnee Run and Drake Roads.
Wbug Recently, the City acquired the 379 acres of a former gravel excavation site and renamed it the Grand Valley Preserve. The community has been converting this land into a naturalized area. It is hoped that this will become a wildlife habitat. The preserve includes a large lake for canoeing and fishing. There are also walking trails.
Wbug One feature of Indian Hill that our clients often mention is the sense of quiet serenity they experience. Perhaps it’s due to the quantity of green-spaces, the lack of commercial facilities, or just the spread out nature of the community. If you’re used to the hustle and bustle of urban neighborhoods it can be quite a pleasant experience. It’s not to say that you don’t have city conveniences close at hand. Excellent dining and shopping are very nearby in adjacent communities such as Madeira, Kenwood, Mariemont and Milford.
Wbug With all that Indian Hill has in its favor, it would be easy to assume that it is immune to economic downturns. The fact is, real estate here has been affected just like every other neighborhood. As an example, in the past six months Indian Hill has had 217 different listings, 36 of which sold. Those ranged in price from a low of $315,000 to a high of $4,700,000. The average of those prices was $1,033,444; however, the median price was $818,000. At this moment in June, 2011, there is a hopeful spurt of activity, including 20 pending sales of average values slightly higher.
Wbug Even though Indian Hill has seen a bit of market turmoil, we believe every home will sell based upon three conditions: 1) Location, 2) Condition, and 3) Price. In fact, our market research indicates Indian Hill is already rebounding. And why not?
