Welcome to our newsletter for August 2012!
The Port Lands have been in the news lately. The city has asked Waterfront Toronto to speed things up, but the changes are still going to happen over 30 years. Also in the news, the CNE opens later this month without Ontario Place, for the first time since 1971.
More about these two items, information about selling investment properties and what people are currently looking for when buying a new home.

Selling a condo? Beware the taxman
When you sell a property that isn't your principal residence and make a profit, half of the amount is taxable. This is the so-called capital gains tax and it's pretty straight forward, but every situation is different. It all depends on how the Canada Revenue Agency views the transaction. The home buying wish list
Buying a house used to be easy because builders didn't offer options. You talked to your banker and signed on the dotted line.
Now, house shopping is like finding a magical bathing suit - the one that makes your waist look smaller, legs longer and chest parts voluptuous.
We consulted an expert panel of architects, builders and designers to sort through the racks of housing options and come up with a short list of what will please your banker, save the environment, impress the guests, coddle the chef and make room for the kids and their computers.

Port Lands five-phase revitalization plan to take 30 years
Revitalizing Toronto's Port Lands would take at least three decades and cost as much as $1.9-billion under a new plan aimed at kick-starting development on the massive waterfront site.
The proposal, part of a year-long study by Waterfront Toronto and city staff released on Wednesday, would reduce costs for developing the site by an estimated $130-million, primarily through changes to plans for flood protection and parkland at the mouth of the Don River. At the same time, it identifies additional costs including new bridges, roads, and sewers and bus and light rail lines that increase the total price tag for development and hinge on funding from the public and private sector.

Market News
TORONTO, August 3, 2012 -- Greater Toronto REALTORS® reported 7,570 sales in July 2012, representing a decline of 1.5 per cent compared to 7,683 sales reported in July 2011. The decline was most pronounced in the condominium apartment segment in the City of Toronto. Total sales in the rest of the Greater Toronto Area (GTA) were up compared to the same period last year.
"Very strong annual sales growth in the first half of 2012 and an earlier peak in sales this spring compared to 2011 help explain more moderate sales this summer. New mortgage lending guidelines and the additional upfront cost of the City of Toronto land transfer tax also prompted some households to put their buying decision on hold," said Toronto Real Estate Board (TREB) President Ann Hannah.
