Green Renos add up to healthy ROI
   


According to the Appraisal Institute of Canada, energy-efficient upgrades lead the pack among overall home renovations when it comes to adding value to the resale price of a home. A 2008 survey rated the type of heating system, heating system efficiency, windows and insulation among the top picks in terms of green upgrades that have a significant impact on the appraisal value of a house.

 

With a recovery rate of between 75 and 100 per cent, bathrooms and kitchens top the list as the home-reno superstars of ROI. Also, the longer you stay in the house, the greater the payback, especially if you're investing in some of the more expensive energy-efficient technologies.

Toronto Life House of the Week: $2.1m for a Wychwood park stunner
  


Most of us like to peek into other people's homes, and Toronto Life allows us to do it with their home of the week - this one is $2.1 million and was constructed in 1990.

 

Built into the landscape, facing a pond and surrounded by lush greenery, this is basically Mole End writ large-only with the added benefits of central heating, electric lighting and an indoor garage (presumably to stop Toad from stealing the car). The exterior mimics the historic Arts and Crafts-style architecture of the neighbourhood, but the house was originally built in 1990 by architect Mel Mekinda, who has lived there ever since, so the interiors are sun filled, clean lined and contemporary (a painting in the dining room conceals a flat-screen TV).

Market News    

TORONTO, March 3, 2011 -- Greater Toronto REALTORS® reported 6,266 transactions through the TorontoMLS® system in February 2011. This result was 14 per cent lower than the record sales reported in February 2010.

 

While not representing a record, February 2011 sales were 50 per cent higher than the number reported in February 2009 during the recession and slightly higher than the average February sales over the previous ten years.

 

"Continued improvement in the GTA economy, including growth in jobs and incomes and a declining unemployment rate, has kept the demand for ownership housing strong," said
Toronto Real Estate Board (TREB) President Bill Johnston.

 

The average selling price for February 2011 transactions was $454,423, which was more than five per cent higher than the average selling price reported in February 2010.
