Welcome to our newsletter for August 2010!

The CNE opens on Friday August 20th, and is a sure sign that summer is coming to a close, but hopefuly the warm weather will linger.

The newspapers have been full of headlines that Toronto's housing bubble has burst, but a close look at the numbers may prove otherwise. We experienced record sales in the first half of 2010, which likely indicates that most people looking to buy this year did so before July 1, to take advantage of low interest rates and to beat the HST.
 
If you've been considering purchasing an investment property or looking to move into a new condominium in three years or so we have priority access to units in DNA3 (King and Shaw), which won't be offered to the open public until this fall.

Semi-Dead: Few townhouses and semi-detached homes being built



Townhouses and semi-detached homes have been one of the mainstays of Toronto's neighbourhoods almost since the city was founded. They were a dandy way for builders to get the biggest bang for their buck and provided an affordable option for families.

My first house was a semi on Balliol Street; I paid $24,500 and held it together with two mortgages.

Now, however, they are fast disappearing from the urban landscape: In the city of Toronto, semi-detached homes have reached almost endangered-species status. Granted they still represent a healthy chunk of the market in the 905 area, especially in Peel and York Regions.
But in Toronto, new semis are so few and far between that they almost qualify for museum exhibit status alongside the passenger pigeon and the horse-drawn milk wagon.

Toronto Mayoral Candidates Small Business Town Hall at the Gladstone Hotel: September 9
   


On September 5th, five mayoral candidates are meeting at the Gladstone Hotel for their first major debate in advance of the October 25th election.

The theme of the debate is "We know that small & medium businesses create the most jobs. Governments the world over recognize this and are putting forward efforts to stimulate their growth. What do the candidates have to say about what they would do to make Toronto a place for entrepreneurship, small & medium businesses?"

Renovation takes time, talent and tools
   
During these dog days of summer, I doubt that renovation is a top of mind priority for homeowners throughout the GTA but if you're looking to get started in the fall, keep in mind that the best contractors are booked well ahead and beware of the contractor that can start tomorrow - there could be a good reason for that.

The reasons for renovating generally fall into three groups. There are those "fixing to sell," sprucing up their homes to add value prior to listing it for sale. Then there are those who are "renovating to suit," in other words they have bought a home on the resale market and are making changes to suit their lifestyle and taste. The final group is homeowners who want to stay put but their home has become outdated or they need more space or a different look.

Greater Toronto REALTORS® reported 6,564 sales in July - a 34 per cent dip from the record 9,967 sales reported in July 2009. New listings, at 10,825, dropped to the lowest level for the month of July since 2002.
 
"The level of July sales remained below the expected long-term trend. The market has become more balanced following record monthly sales through most of the winter and early spring," said Toronto Real Estate Board (TREB) President Bill Johnston.
 
Total sales through the first seven months of 2010 were up 12 per cent compared to the same period in 2009.
 
Notwithstanding the fact that price trends vary at the neighbourhood level in GTA, the average price for July transactions was $420,482, representing a six per cent increase over July 2009. Over the first seven months of 2010, the average selling price was up 12 per cent annually to $432,253.
