Economists are predicting that interest rates are going up as of June 1. If you've got a variable mortgage, now might be a good time to speak with your broker - it may be time to lock in your rate.

Time to lock in that mortgage rate?



Taking on a mortgage is a big commitment. Every buyer who uses a mortgage has the choice of floating or going with a fixed rate that often costs a couple of percentage points higher per year.

Today, for example, one can get variable rates at an average rate of 2.34% while five year closed rates average 5.27%, according to Fiscal Agents Financial Services Group in Oakville, Ontario.

Negotiated rates can be lower.

If rates never changed very much, there would be no contest - the floating rate deal would win. But rates do rise and fall and therein lies the borrower's dilemma.

Borrowers with kids and an aging car fear that their ability to pay interest rates twice or thrice the current floating rates are limited. "The test is liquidity and risk tolerance," says Derek Moran, a registered financial planner who heads Smarter Financial Planning Ltd. in Kelowna, B.C. "People with ample liquidity can afford to take a chance on rising mortgage rates. It follows that those who lack liquidity feel some pressure to avoid drastic interest rate increases."

Trinity Bellwoods Farmer's Market: Now Open!
   


The Trinity Bellwoods Farmer's Market is now open - and runs every Tuesday afternoon from 3-7, rain or shine.

You can find it in the northwest section of Trinity Bellwoods Park at Shaw/Dundas West.

It opened on May 11, and some of the locally grown items available were fiddleheads, salad greens, asparagus and wild leeks.

TORONTO, May 5, 2010 - Greater Toronto REALTORS® reported 10,898 sales through the Multiple Listing Service® (MLS®) in April, representing a 34 per cent increase compared to April 2009. There were also 20,683 new listings in April - a 59 per cent annual increase. Both the sales and new listings results amounted to new records for the month of April under the current Toronto Real Estate Board (TREB) boundaries.

"The GTA resale market is functioning properly. Sales were high as buyers continued to take advantage of affordable home ownership opportunities. Listings grew as home owners reacted to strong sales and price growth," said Toronto Real Estate Board President Tom Lebour.

"More balanced market conditions will result in sustainable rates of annual price growth in the
second half of 2010."
