April 2010
Welcome to our newsletter for April 2010!

According to the Canadian Real Estate Association, it was the busiest March ever for new listings. It might be attributed to the new mortgage rules, but whether the market will drop after April 19th remains to be seen. The Toronto market won't likely see much change, if any.

One of our clients is closing his Queen St. decor shop and is having a blowout sale, more details below.

And lastly, if the weather happens to turn, Toronto plays host to three different film festivals this month - Sprockets, Hot Docs and the Jewish Film Festival.

We recommend: Decor Gallery

A dear friend/client is closing his great decor shop at 179 Queen St. E.

Everything is between 50% and 75% off, including masks, prints, frames, glass, vases and more.

It's a great opportunity to pick something up for your home or to find a great gift for someone special.

Duknam, you will be missed. Our warmest wishes for a wonderful new life in L.A..

Limited impact seen from mortgage rules

Ottawa's tougher mortgage rules have sparked a rush by home buyers to get in before the new regulations take effect Monday, but may not dampen the real estate market to the extent observers believed.

"When the new mortgage insurance rules were announced, there was widespread expectations that this could help to cool the market," said Toronto-Dominion Bank economist Craig Alexander. "But the true impact should prove limited."

The rule that was expected to have the most widespread effect says all borrowers must meet the qualification standards for a five-year fixed-rate mortgage, even if they choose a variable-rate mortgage or one with a shorter term.

Three Film Festivals in April and May

Toronto's film festival doesn't just happen in September!

Hot Docs runs from April 29 to May 9 and includes over 170 films from more than 40 countries.

Subjects range from the story of Jellybelly jelly beans to the art of waitressing and darker subjects.

Sprockets, officially known as the TIFF for Children, runs until the 23rd.

The Toronto Jewish Film Festival runs until the 25th.
Busiest March ever for Canadian housing listings

King/Shaw

Homeowners across the country are frantically planting "for sale" signs on their lawns this spring, hoping to sell at the top of the market before higher rates and tougher mortgage qualification rules temper the housing sector's incredible recovery.

A wave of supply hit Canada's housing market in March, with nearly 100,000 new listings. It was the busiest March on record for listings, according to the Canadian Real Estate Association (CREA).

The data suggest buyers entered the market to sidestep tougher mortgage qualification requirements that went into effect on Monday, as well as to avoid new taxes being introduced in Ontario and British Columbia this summer.
