I have three interesting articles for you this month. The first deals with home-based businesses and how they can be affected by condo board rules. The second is an article that discusses the alarming rise in home insurance for Torontonians - and why it's happening.

Lastly, I have an article on how the HST will affect the purchase and sale of homes - there is a lot of information out there, but this should shed some light.

The latest market numbers are in - sales in October 2009 were up 64% from this time last year!

You might want to check with your condo board

If you are one of the growing number of enterprising men and women who see their future as running a home-based business, a few words of caution.
Working from a home office - even part-time - can open a real can of worms legally, especially if you do it from a condominium.

"The best advice I can give is talk to your lawyer first," says Kathleen Waters, president of the Lawyer's Professional Indemnity Corporation. That is the company that provides both liability insurance to lawyers and title insurance to new condo buyers.

Home insurance rates soar

Making your renovations pay off

Blame it on city hall, the weather, the Mike Holmes effect and maybe our own lack of care.

Spurred by rising costs for water damage as pipes burst and sewers back up into elaborately renovated and equipped basements, homeowners' insurance premiums have soared this year - and the situation is only going to get worse, insurers warn.

The average cost of water damage claims in some parts of Ontario, such as Hamilton, Peterborough, Ottawa and parts of Toronto, has about quintupled in five years, according to one insurer.

TREB Reports Strong Growth in October MLS Transactions
 
TORONTO, November 4, 2009 - In October 2009, Greater Toronto REALTORS® reported 8,476 sales, up 64 per cent from October 2008. The average price for October transactions was $423,559 - up by 20 per cent compared to the same month last year.
 
"Strong sales growth has occurred across many property classes - from price ranges that would attract first-time buyers to luxury properties selling for over one million dollars," said TREB President Tom Lebour. "The highest rate of sales growth in October was experienced for properties selling for over $750,000. In contrast, luxury home sales declined at an above-average rate last year."
 
Year-to-date sales, at 74,721, were up nine per cent compared to the first ten months of 2008. Average price, at $392,264 was up by almost three per cent.

Lebour: HST will raise cost of living, buying homes
   
Starting July 1, Ontarians can expect to pay a harmonized sales tax rate of 13 per cent on a long list of goods and services that were previously exempt from the 8 per cent provincial sales tax (PST). While the impact of the tax will be felt by all Ontarians, the province's 3 million homeowners, and the thousands who buy and sell homes every year, will be hit particularly hard by this latest tax grab.

As real estate professionals, realtors know how important the dream of home ownership is to Ontario families. Unfortunately, thanks to the forthcoming HST, that dream is going to become much more expensive. After July 1, every residential real estate transaction in Ontario will face a significant tax increase.

Specifically, home buyers and sellers can expect to pay 8 per cent more on legal fees, appraisals, real estate commissions, home inspection fees, moving costs and the provincial government's forthcoming system of mandatory home energy audits. According to the Ontario Real Estate Association (OREA), Ontarians will pay, on average, an additional $1,449 in new taxes on their next residential real estate transaction.
