This month is all about renovations - the Federal government is offering a tax break on home improvements, but they have to be completed before February 1, 2010. I have an article that details the program as well as a feature that will help you figure out where your renovation money is best spent.

The Toronto market is still going strong - during the first two weeks of October, sales were up 34% compared to the same time in 2008.

And for the chocolate lovers out there - did you know there is a Chocolate Festival in Toronto?

Claim up to $1,350 in tax relief on home improvements made before February 1, 2010

Let the renovations begin! The federal government's proposed new Home Renovation Tax Credit (HRTC) allows Canadian homeowners to claim a non-refundable tax credit of up to $1,350 on eligible expenses incurred for work performed, or goods acquired before February 1, 2010.

Plan your renovations now so you can meet the deadline!

The one-time HRTC is based on eligible expenses that total more than $1,000 but not more than $10,000 and is claimed on the 2009 income tax and benefit return. If you've been putting off replacing that new roof or septic system because of the economic downturn, the HRTC could be just the incentive you need to get started.

The HRTC was introduced in the federal government's Economic Action Plan to provide a timely stimulus to the Canadian economy.

Making your renovations pay off

A few years after moving into their single-family home, Trish McMahon and her husband decided the time had come to renovate.

They began by putting a two-storey addition on the back of the house, with a roomy master bedroom on the upper level, that included an ensuite bathroom and a walk-in closet.

On the main floor they built a family room, giving them a bit of extra space for their growing clan (they have a 2 1/2-year-old and a baby on the way). The following year they finished the basement, adding a bathroom, laundry room and more storage space.

GTA REALTORS® REPORTING OCTOBER MID-MONTH HOUSING STATISTICS

TORONTO, October 19, 2009 - In the first two weeks of October, Greater Toronto REALTORS® reported 3,631 sales - up 34 per cent compared to the first two weeks of October 2008. The average price for these transactions was up 17 per cent year-over-year to $414,479.
 
"While demand for existing homes has remained strong, it is important to recognize the context of current statistics. We are now making comparisons to the fall of 2008 when we experienced a marked decline in sales and average price," said TREB President Tom Lebour.
 
Year-to-date sales, at 69,964 are up six per cent compared to 2008. Average price, at $389,687, is up by two per cent.
