GreenVille1 
The GreenVille Project is a community inspired and oriented green retail marketplace. At the core of the concept are the needs of the local community. These define the retail stores within the marketplace, the location of the facility, and the local vernacular with which the project connects.
 
ZED designed the direction for The GreenVille Project, represented through the physical buildings and design of the marketplace. The visioning strives to embrace and communicate the key brand essence, both to the leasehold tenants and to the consumers who will patronize the retail establishments.

Over the next three years, multiple marketplaces are planned, each including core elements of the brand and custom elements to match the local surroundings. The buildings themselves will have many sustainable attributes, include green operating aspects such as green leases, and reinforce positive consumer behavior. Key elements will educate and empower consumers with green knowledge and action.

ZED created a design concept for the retail marketplace, selected appropriate sustainable features, and developed marketing and messaging collateral that communicated the tenant benefits.

Overview
Oxbow Partners has developed an affordable housing project of 16 units in Wayland, MA and sought to achieve zero energy performance with the help of state subsidies. Oxbow Partners approached ZeroEnergy Design (ZED) to audit its project for energy efficiency and to recommend strategies for achieving zero energy with the current design. 
 
ZED performed energy modeling and devised a series of recommendations to improve the performance of the buildings. With this data, the firm led a design charrette with the architect of record (Prellwitz Chilinski Associates) that allowed key stakeholders, including designers, lenders, and sub-contractors to discuss the implications of each recommendation and determine which recommendations best met the project goals.
 
ZED developed a successful grant spending strategy that resulted in a $250,000 award to Oxbow Partners from the Comm. of Massachusetts Dept. of Housing and Community Development's Green Affordable Homeownership Initiative.  The strategy, backed by energy modeling and financial analyses, minimized tenant utility bills while meeting the grant's prescriptive requirements.
  
The community is now nearing completion of construction and recently held a lottery providing low income applicants the opportunity to purchase a unit. New owners will be making their purchases and moving in shortly.

LEED for Homes Verification

What this means:
In addition to traditional guidance provided by a staff LEED Accredited Professional, ZED now also offers verification of your LEED-H project in-house. Our on-staff LEED-H Green Rater can provide the independent verification necessary for your project without the need for a separate LEED for Homes Provider.
