Cautious Optimism ______________________________________
Developers and Landlords are cautiously optimistic that we will see continuing patterns of strong leasing activity and positive absorption as the economy struggles to rebound. Vacancy rates are continuing to decline at a slow pace. Contractors are now revisiting plans to build new buildings they had with clients before the market downturn in the fall of 2008. It won't be long before developers follow this trend and start to breathe life back into shelved projects. The Balzac race track is an example as they are trying again with a scaled down version of original plans.
On a negative note, the reality is that there are still companies struggling and trying to fend off bankruptcy or receivership. Debt service ratios remain a struggle for many and mistakes that were made in the boom are coming home to roost (see receivership of chocolatier Bernard Callebeaut).
During the recent downturn in the economy there has been little to no speculative development undertaken in the industrial market. It's full speed ahead in North Calgary. Many companies are starting to look to the North area of Calgary as the development and Infrastructure continues around Balzac. People are starting to use the ring road more frequently and shop at the Cross Iron Mills mall on a more regular basis. The Costco presently being built and the newly completed Lowes store are helping to drive volume. There is a flurry of activity at Wagon Wheel Business Park.
