CTMLS' Online Training Program For June
Learn the ins and outs of the MLXchange MLS system from the comfort of your favorite easy chair.  To register for the June MLXchange series of classes please click hereClass registration is limited to 25 registrants per session so ACT NOW and register your spot today!  After registering for class, you will receive a confirmation e-mail with the conference call number and webinar URL link for the class session.  CTMLS asks that you join the session at least 10 minutes prior to start time where the instructor (Lauren Egan) will be available to answer any pre-session questions. During the sessions CTMLS will mute the audience until the end of the session where we will open up the class to Q & A. 

 

GFC CMLS Training At NFCAR - June 21st

NFCAR will be hosting FREE Greater Fairfield County CMLS classes here at the Board office on Tuesaday, June 21st. 

Re/Xplorer - 9:30am - 12:30pm: RE/Xplorer (or REX for short) is a web-based tool for accessing the MLS. Since it works through your web browsers (Internet Explorer 6 or higher) you do not need to purchase any software. This means you can access your listings and much more information from anywhere you have access to the World Wide Web. We'll review searching, printing and emailing listings, as well as listing entry and change.

Listing Book - 1:30pm - 4:30pm: This class covers setting up your personal profile, adding your buyers and sellers, viewing client and listing reports, setting up your Business Builder website, and creating targeted marketing campaigns.

'Principles & Practices' Course -Open Enrollment

This course is a continuous Start Program, start your training on any Monday evening. Whether you know someone who's thinking of becoming a licensed salesperson, or if you are interested in converting your license from 'salesperson' to 'broker', this is the course to take. Here are the details:

State & National News 

The Buyer's Conveyance Tax Measure... Killed it this session

On Saturday June 4th on a motion by Senate Majority Leader Martin Looney, the Senate recommitted Substitute Senate Bill 1019, The Buyer's Conveyance Tax Measure, to the Committee on Commerce effectively killing it this session. 

Returning a bill to a committee that previously reported it out (in this case with completely different wording) is known as "recommital".

The motion actually short-circuited what was expected to be a referral to the Finance Committee and further debate.  REALTORS� were joined by many members of the public and related professions, in urging legislators to oppose this new levy.

The Connecticut Association of REALTORS� thanks all of those who took the time to contact their legislators.

 

Qualified Residential Mortgage Update

As promised, NAR Government Affairs has been closely monitoring the implementation of Section 941 or the so-called "QRM Rule" that is part of the risk-retention provisions of the Dodd-Frank legislation passed last year.  The "Qualified Residential Mortgage" has the potential to stop the fledgling housing recovery in its tracks if implemented in its current form.  NAR has joined with a diverse network of groups who share our position that, as written, the QRM regulation would push millions of American families out of the home market.  The regulation would require onerous down-payment requirements of up to twenty percent of the purchase price. 

NAR has asked for and received an extension of the comment period until 8/1/11. 

QRM Coalition

Since early 2011, NAR has worked to forge a broad based coalition designed to draw attention to the potential for an enormous disruption to the ability of credit worthy American families to find stable, consumer-friendly mortgages at affordable interest rates.

The coalition has presented a very straight forward message to federal regulators:

  • Regulators should go back to the drawing board on the proposed QRM rule
  • As written, QRM violates Congressional intent, makes homeownership more expensive for millions of responsible consumers and jeopardizes the fragile housing recovery
  • Down-payment requirement puts homeownership out of reach for first-time buyers, including many responsible low and moderate income borrowers. 

NAR and Coalition Actions:

NAR in conjunction with its coalition partners gathered the support of 39 United States Senators who wrote to regulators expressing the Senatorial intent on QRM and opposing the imposition of a sizable down payment.  163 House Members signed a similar letter emphasizing the flaws in the QRM and opposing the imposition of a sizable down payment.  The additional attention to the QRM issue has resulted in the extension of the comment period.  This extension will give the Coalition time to complete a thorough review of the rule and prepare comprehensive comment letters.  As the coalition reviews the rule, NAR may ask our state and local association partners for support of our position.  We will continue to monitor developments and report them to you as necessary.
