A huge debt of gratitude is owed to BJ Stark and the staff of ProBuild for sponsoring our most recent and very successful networking night at their facility on Monday, October 12th. This "Steak and Shake" venue, attended by at least 140 people, was an opportunity for several of our 33 new members to be introduced, and for colleagues and business associates to reconnect.  The dreary, rainy evening was made especially festive because of the special hors d'oeuvres, beverages and fabulous grilled steak and chicken dinner provided by our hosts.
 
Also that evening our membership elected six Directors to the HBAGTA Board of Directors.  Congratulations to the following members, who will serve this organization for a three-year term beginning in January, 2010:

We are looking forward to our next get together which will be held on Monday, Nov. 9th at the Waterfront.  This special evening is being touted as "Building Connections" and will be the first annual opportunity for three preeminent building industry groups to network:  The Home Builders Association, Traverse Area Association of REALTORS® and Builders Exchange.   A wide array of hors d'oeuvres will be served and there is no charge to members or guests.  The evening will begin at 5:15 pm. Also, we are privileged to have nationally renowned building industry specialist, Jerry Rouleau, on hand to share some tips about working through today's building industry marketing challenges.  He will facilitate a special half day seminar the following morning, Nov. 10th at Cambria Suites from 8-11 a.m.  

The November General Membership meeting is being sponsored by Bank of America who will present a special Builder Forum beginning at 5:15 pm.  The educational program will showcase how contractors can use the FHA 203K mortgage to purchase and remodel property in one loan.  It is also an opportunity for contractors to learn more about how to procure more construction funding with today's declining appraisal values.  Julie Courtade and her colleagues will also provide important information about the new energy efficient mortgages.

THE DEMISE OF "THE FUND" by ROB WHIMS


Great Lakes GreenAs some of you may know by now, the Homeowner's Construction Lien Recovery Fund ("the Fund") has basically collapsed.  I have been in contact with attorneys for the Fund.  They explained the downfall is twofold.  First, they state that the change in the law January 1, 2007, which eliminated the mandatory contribution by us licensed builders, basically ended their revenue stream.  Secondly, with the downturn in the economy (particularly downstate) they have had an unprecedented number of litigations to handle.  As of the writing of this article, they state that there are over 300 lawsuits and hundreds of lien claims being pursued in the various circuit courts around our state.

WHITE HOUSE EYES EXTENDING TAX CREDIT


Amidst growing concerns in the Administration and Congress over worrisome prospects for reducing the nation's lengthening unemployment lines and further strengthening the economy as it moves tentatively toward recovery, Washington turned a sharper focus last week on extending the current $8,000 tax credit for first-time home buyers beyond its November 30 expiration date and expanding it to a wider circle of principal home buyers.
 
NAHB estimates conservatively that the current tax credit has been responsible for 200,000 additional homes sales since early this year, resulting in a net increase of 187,000 jobs.  Extending the tax incentive through November 30, 2010 and making it available to all income-qualified purchasers of a principal residence would result in an additional 383,000 home sales and generate 347,000 new jobs in the coming year, according to NAHB economists.
