COLORING OUR WORLD A LITTLE GREENER
The Grand Traverse Conservation District in conjunction with the Green Build Grand Traverse Committee distributed some special coupons at the General Membership Meeting last night. These entitle the bearer to a small white fir seedling that may be picked up at the HBA office after Friday, April 17th. The seed-infused coupon contains wildflower seeds and may be planted after the final frost. With or without it, members are encouraged to pick up the seedlings compliments of your "green" committee. Only 100 seedlings are available so please stop by soon!

Green Build Grand Traverse is to be commended for the outstanding job they did orchestrating our association's GREEN Launch last night at the Waterfront Conference Center. Over 120 members and guests attended the meeting and celebrated the HBAGTA's recent affiliation NAHBGreen™ and the new ANSI/Green Build Standards. Jim Anderson and crew devised a special rocket to symbolize the launch scripted with the sound track of 2001 A Space Odyssey! Micheline Padella coordinated the green dinner fare and table décor to commemorate the evening. Chairperson, Steve Eveleigh worked behind the scenes to coordinate the set up of both the vendor exhibits and educational venue. The Builder Forum led by veteran green verifier Max Strickland with support from our beloved green guru, Bruce Frost led builders and remodelers to a greater understanding of the new Green Standards. From this point forward, builders wanting to certify their new construction or remodeling projects will be directed to www.nahb.org/green where they can find the tools and resources to get started. A special "It Isn't Easy Being Green!" award was presented to Max Strickland for his leadership, passion and persistence in championing the green effort in the Grand Traverse region. He was commended for his dedication to this effort begun nine years ago by a small subcommittee of the HBAGTA. Along with Max, several other early adopters remain active with the green initiative today. They include: Ted Shaw, Bruce Odom, Bill Queen, Randy Smith, Rex Ambs and Marc Dulac among others. The evening also afforded 15 members to showcase their products and services. With all the challenges facing the industry, one of the biggest ones that we had hoped to put behind us last year was the issue of sprinkler mandates in one and two-story homes and townhouses. However, this hot issue once again is looming large and we need your support! Lee Schwartz, MAHB Vice President of Governmental Affairs is making a special trip to Traverse City on Thursday, April 23rd to speak with a small group of interested builders who want to learn how to effectively defeat this potentially devastating legislation. The event will take place in a small conference room at the Waterfront Conference Center from 5-7 p.m. Heavy hors d'oeuvres will be served and there is no charge for those attending. QUALIFIED HOME BUYERS CAN CHOOSE WHEN TO CLAIM TAX CREDIT |

WASHINGTON, April 2--With the deadline for filing federal tax returns fast approaching, the National Association of Home Builders (NAHB) has made information available for qualified home buyers about how and when to claim the $8,000 first-time home buyer tax credit.
The basic eligibility requirements for the credit are: the home must have been purchased on or after Jan. 1 and before Dec. 1, 2009; the buyer may not have owned a home in the three years prior to the purchase; and the buyer must have a modified adjusted gross income (MAGI) less than $95,000 for single tax payers or $170,000 for married filers.
Two factors affect the amount of credit qualified buyers can claim: it can only be equal to 10 percent of the purchase price of the home, up to a maximum of $8,000; and it is reduced for buyers with a MAGI between $75,000 for single taxpayers ($150,000 for married filers) and the upper income limit.
To claim the credit, buyers complete IRS Form 5405 to calculate the amount of the tax credit, and enter it on line 69 of the IRS 1040 income tax return.
Qualified buyers have several options for when to claim the tax credit, but they can claim it only after the purchase of the home is complete, which in most cases happens when the title of the property transfers.
Buyers who complete their home purchase prior to April 15, 2009, can claim the credit on their 2008 income tax return. If the qualifying home purchase will be completed shortly after April 15, buyers can file an extension for tax year 2008 and claim the credit when they do file their 2008 return, which must be done by Oct. 15. Or home buyers can claim a qualified purchase on their 2009 income tax return, which they will file in 2010.
Some things qualified buyers should take into consideration when deciding whether to claim the credit on their 2008 or 2009 returns include how quickly they need the refund, and their expected income for 2009. There are no restrictions on how home buyers use the money, but they may want it quickly to pay for expenses related to the home purchase such as moving costs, furniture or remodeling. If they expect their income to change next year, due to factors such as retirement or a salary bonus, they should calculate how the income limits will affect their credit amount.
