"The better a man is, the more mistakes he will make, for the more new things he will try. I would never promote to a top-level job a man who was not making mistakes...otherwise he is sure to be mediocre."

TAX CREDIT INFORMATION
|
Click here for the information about the Tax Credit Legislation.
You can download an actual copy of the legislation and check on its current status in the legislature. It passed the Senate 36 to 0 and is now in the House. If the bill was passed in its current state, this legislation would give a $10,000 (or 10% of purchase price, whichever is less) Michigan income tax credit to anyone who purchases their principal residence in Michigan. Thus, if it passes, a first-time home buyer who purchases a $100,000 home would receive both the $8,000 Federal Tax Credit and the $10,000 Michigan Tax Credit for a total tax credit of $18,000. | |

| Greetings! ,
For those who have been away for a week or a month or more, welcome back! Spring in northern Michigan still looks a bit white but we're hopeful that the green stuff will soon be peaking through the icy ground cover! And GREEN is what we will be celebrating at our upcoming General Membership meeting on Monday evening, April 13th. Our very active and dedicated Green Build Grand Traverse will be hosting a "Green Launch" to showcase our recent affiliation with NAHBGreen™. The Builder Forum scheduled for 4:30 p.m. will be extremely informative and help builders and subcontractors learn about the new NAHB Green Standard for verifying their construction projects. This is an excellent time to capitalize on a trend that is extremely important to our industry, the buying public and our future! Bruce Frost, a popular presenter and a favorite "Green Guru" will be sharing some new information at both the Builder Forum and later during the dinner. A special introductory video will be shown and lots of door prizes will be given away. We are grateful to the following vendors who have helped sponsor this important event:
- Advanced Insulation Systems, Inc.
- American Waste
- Christopher Metal Fabricating, Inc.
- Countrywide Home Loans
- Dan Brady Painting Services, LLC
- Emmet Brick & Block Company
- Floor Covering Brokers
- Geofurnace Heating & Cooling, LLC
- Northport Building Supply
- Northwestern Michigan College
- Odom RE-USE Company
- Old Mission Windows
- Precision Heating & Plumbing
- Traverse Area Association of REALTORS®
In addition, we will be recognizing all those HBAGTA members who have participated in the Green Build Grand Traverse certification program over the past several years or who themselves have the Green Build Professionals designation. Also, Representative Kevin Elsenheimer will be sharing some very important legislative updates that impact the Michigan building industry. Among those issues will be topics such as new proposed home buyer's credit, site condo restrictions and issues relative to banking and finance. Please join us for a memorable evening next Monday, April 13th at the Waterfront. To RSVP for the General Membership Meeting, click here or call Judy at 946-2305.
Together, we are building a stronger association!

Michigan considers expanding first-time home buyer aid for incomes up to $100,000-plus
by Dan Meisler | Michigan Business Review
Friday April 03, 2009, 8:58 PM
The Michigan State Housing Development Authority is considering a significant expansion of a down-payment assistance program that, when combined with a new federal tax credit, would provide more than $15,000 in help for first-time home buyers.
If the plan is approved, MSHDA would raise its limits on the household income for buyers eligible for the $7,500 loan from the current level of $55,000 to more than $100,000, said Mary Townley, MSHDA's director of homeownership.
