 HBA SCHOLARSHIPS NOW AVAILABLE
 
Our HBA is pleased to announce that we will be again offering scholarships to area students. While the return on our investments is down, we still have some money to share!  The HBA Grand Traverse Regional Community Foundation Scholarship has $1900 worth of grant money available this year.  Those interested should apply on line at www.gtrcf.org/scholarships.  This is for anyone interested in pursing a career in the home building industry.
 
The second scholarship, the NMC Foundation HBA Home-in-a-Day Scholarship will award one $500 scholarship this year.  These monies are available only to HBA members, members' children and employees or employees' children who plan to attend NMC in the fall of 2009.  It may be used for academic classes or a certificate program.  Applications will be available on the HBAGTA Website under "Education".
 
All applications are due by Friday, April 3, 2009.

Thank you to Jim Valesano and the Lighting Center staff for sponsoring our March hors d'oeuvres meeting at their beautiful facility last night, and to Waara Technologies for sharing their lovely space as well.  It was a wonderful evening of networking and learning.  Of note was the positive outlook presented during the Builder Forum by Bob Reamer of IRR who shared some significantly positive statistics about recent surges in the housing sales in our region.  Appreciation also goes to Rob Whims of Smith-Johnson Attorneys, PC who helped us better understand some of the current pitfalls of the industry.  Thanks, too, to Nick Agostinelli, Legislative Chair for arranging the visit and Q & A with Congressman Camp's Chief Political Aide.  I am optimistic that this economic engine will be picking up steam in the coming months. 
 
As I was penning my message to you today, I received an enthusiastic call from another EXPO vendor.  This company representative called to say, "Thank You" to the HBA and the EXPO Committee for sponsoring such a quality show recently.  She was thrilled with the sales leads and the people who stopped by their booth.   We talked about the importance of getting your name out in front of the public, especially now with the number of tax incentives available for today's home buyers and remodelers!  She wondered why people wouldn't participate - it was such a great opportunity.
 
Interestingly, many naysayers suggested in advance that this EXPO wouldn't be well attended and that few would be interested in buying.  This prediction turned out to be totally false!  It was a terrific event and a great value to both our vendors and guests. With that lesson learned (about staying positive), we turn now to our summer showcase, the 2009 Parade of Homes & Developments.  This, too, is going to be very successful!  Our Parade Committee has worked diligently to enhance participation this year.  Where else can your company receive such extensive exposure for the investment?
 
To encourage builder participation and to make it more affordable, we have reduced the builder and developer application fee to a flat rate of $1500.  The deadline for Parade applications and advertising has also been extended until April 17th.  Advertising costs for the Parade Plan Book have been reduced considerably in order to ensure the broadest representation of our members in the publication.  In addition, those who place full page ads will also be entitled to additional banner sponsor advertising once a month for six months in the Tuesday Toolbox.  The plan book pages will also turn gracefully one by one on our new website.  This electronic version will be posted for a year so the advertising value for our builders and associates extends beyond the event itself.
 
We hope you will consider participating this year in some way - as a builder, supplier or advertiser.  Lots of folks do have the resources and are interested in buying or remodeling. We're not going to let any pessimist "Rain on Our Parade!"

Home for SaleThe Northwest Michigan Council of Governments and Community Housing Choices will be hosting a housing conference on Friday, March 13, at the NMC Hagerty Center in Traverse City. This will be a great opportunity for local officials, planners, housing advocates, business owners and managers, realtors, developers, service providers, and others to hear about the region's housing needs, and how tools like land banks and housing trust funds can help meet those needs. Sessions are scheduled for:

FREE TELECONFERENCE ON MARKETING THE HOUSING TAX CREDIT


NAHB is hosting a free teleconference for builders and sales & marketing professionals on how to effectively market the first-time home buyer $8,000 housing tax credit to prospective buyers.

The teleconference will begin at 2:00 p.m. EST on Monday, March 16.  To participate, call 800-860-2442 and ask for the "Housing Tax Credit Teleconference."

Featured speakers include: NAHB President and CEO Jerry Howard; Rob Dietz, NAHB's director of tax issues; Gaye Orr, MIRM, CMP, of Coldwell Banker Advantage News Homes in Raleigh, N.C.; and residential development strategist Dan Levitan, MIRM, CMP, of Levitan and Associates in Fort Lauderdale, Fla.

During the teleconference, Howard will provide an overview of the recently enacted federal stimulus package and its housing-related provisions.

Dietz will explain the $8,000 tax credit in detail, including eligibility requirements, how to claim the tax credit and how the new tax credit differs from the credit offered in 2008.

Orr and Levitan will discuss how to market the housing tax credit to prospective buyers.

"The economic downturn is forcing all of us in the housing industry to work harder and smarter," said Orr, president of the Institute of Residential Marketing (IRM) and a past chair of NAHB's National Sales and Marketing Council (NSMC). "The winners will be those who learn to do more with less."

"That's why everybody is trying to figure out how the stimulus package can be used to sell homes," Orr continued. "And that's what this teleconference is all about."

FEDERAL HOUSING TAX CREDIT WEB SITE

March 5, 2009 - A record 844,000 prospective home buyers visited NAHB's FederalHousingTaxCredit.com web site in February to learn about the new $8,000 tax credit for first-time home buyers that was enacted last month as part of the landmark $787 billion economic stimulus package.
 
"We are very pleased and encouraged that so many people are visiting our informational web site at www.FederalHousingTaxCredit.com," said Joe Robson, chairman of the National Association of Home Builders (NAHB) and a home builder from Tulsa, Okla.  "The spike in traffic on our web site is a strong indication that the tax credit will help get some fence sitters into the market and will help breathe some life back into the depressed housing market.
 
"While we were disappointed that the tax credit was not larger and was not extended to all home buyers, Congress did make it a true tax credit," Robson said. "Unlike the credit that was enacted in 2008, it does not have to be repaid."
 
Daily site traffic at www.FederalHousingTaxCredit.com started building in the week before the economic stimulus legislation was enacted, and peaked at almost 59,000 on Feb. 18, the day after the legislation was signed.
 
NAHB anticipates that the tax credit will result in about 160,000 additional home sales in 2009.

THE REAL STIMULUS CHECK


We've all heard the news. We can't escape it. We live in Michigan. Every one of us has felt the impact of our state's economic struggle - and we will continue to feel it if more jobs and workers leave our state. The answer as to why people are leaving is as complex as the solution, but one thing is very certain: progress is made in our state when we focus on housing and economic development. Housing equals jobs.

Living in Michigan means investing in Michigan and the MAHB, as a member of the "Living in Michigan" coalition is asking you to help provide housing opportunities for all Michigan residents. You can drive money straight into your local communities this tax season by donating to Michigan's Housing and Community Development Fund on your state income tax form. So check the box today - for jobs and the future of Michigan's communities. You can now voluntarily contribute $5 or more to this fund on your Individual Income Tax Return (Form MI-1040).

The Michigan Business Tax (MBT) allows for businesses to claim a tax credit equal to 50 percent of the aggregate amount of the charitable contribution made by the taxpayer during the tax year to Michigan's Housing and Community Development Fund (Michigan Compiled Laws (MCL) 208.1421).




NAHB MEMBER BENEFIT


You may have heard that NAHB is offering a new benefit to members to help alleviate some of the financial pressure experienced during these extraordinary economic times.
 
The Texas-based law firm Gardere Wynne Sewell LLP has agreed to coordinate and provide a free preliminary consultation to NAHB members in the following three areas:
 
Bankruptcy/Reorganization -- Bankruptcy, reorganizations, out-of-court workouts, restructuring, foreclosures, deficiency judgments
 
Business Structures -- Director/officer issues, partnership issues, personal guarantees, business divorces
 
Operational -- Liens, developer disputes, subcontractor disputes
 
This member-only service will be available beginning February 16, 2009 and run until March 13, 2009.
 
By going to http://www.nahb.org/legalconsultation, NAHB members will be directed to a page with Frequently Asked Questions in the three areas mentioned above (Members who  do not know their nahb.org password can contact NAHB's Member Service Center at (800) 368-5242, ext. 8600).
 
For questions not answered by the FAQ, members will be able to send a post to the Gardere law firm, which will respond by email or phone.
