Greetings! ,
Kathy Photo
With the 2009 Home EXPO a pleasant memory, our HBA staff and Parade Committee are gearing up for our next big banner event slated for June 20-28th.  We are hoping to make this event very special by adding some new things to the venue.  If you are a builder or a developer who is interested in entering a home, please contact Kerry at 946-2305.  She's got some innovative marketing plans that will no doubt be of value to everyone.

Please remember to mark your calendar for this coming Monday night, March 9th when our next General Membership Hors d'oeuvres night will be held at Lighting Center, located at 144 Hall Street.  The store is located diagonally across the street from the Candle Factory and a short walk from the Open Space on Grandview Parkway.  We are delighted to have a very special Builder Forum at 4:30 p.m. planned for this evening featuring Bob Reamer of IRR Residential, a specialist with 30 years experience in residential and commercial appraising.  He is also a licensed builder and developer intimately acquainted with our local market.  He will discuss the challenges that may occur regarding building project appraisals and the rumor that builders could end up unable to get their final draw upon completion.  In addition, our 1st VP, attorney and licensed builder, Rob Whims of Smith-Johnson, PC will be on hand to answer additional questions regarding liens available to builders and subcontractors.   If you have specific questions or concerns you want our specialists to address, please email them to us by Thursday evening.   Also, please RSVP for this important round table as well as for the evening so that we can adequately plan for food.

Attached to this Toolbox is a Guest Pass which any member can use to bring a potential new member to the Monday evening meeting without charge.  Please print it and bring it with you that evening.  Remember, too, to bring your business cards and utilize this evening as it was intended - a very special networking opportunity.  This is the time to let your HBA colleagues know more about what special products and services you offer.  Also, don't be shy!  One of the great values of association membership is building relationships that continue to enhance your market share and your bottom line.

Together, we are building a better future!

DAYLIGHT SAVINGS TIME REMINDERS

Next Sunday, March 8, 2009, we will switch to daylight savings time. This is an excellent opportunity to check and upgrade your smoke alarms and carbon monoxide (CO) devices.

Smoke alarms 10 years old or older should be replaced. Newer smoke alarms should have the battery replaced yearly unless the battery is a multi-year type (5 year or 10 year).

CO devices should have the battery replaced, when present, unless they are a multi-year type (5 year). Devices which are two to five years old should be replaced depending on the manufactures recommendation.

Public Act 65 of 2004, (and Section R313.4 of the 2006 Michigan Residential Code (MRC)), require the installation of smoke alarms in all existing buildings constructed prior to November 6, 1974. All building codes adopted after that date also require the installation of smoke alarms.

Public Act 376 of 2008 contains requirements for CO devices to be installed in housing constructed (permitted) on or after December 1, 2009 where residents are transient in nature. This includes hotels, motels and boarding houses.

Public Act 377 of 2008 allows the Director (DELEG) to require CO devices be installed in one and two family dwellings and townhouses constructed (permitted) on or after March 23, 2009. This requirement is expected to be implemented with the adoption of the 2009 MRC.
