FRIENDS OF HOUSING CONTRIBUTE TO CANDIDATES
Bud Hierlihy, Vacation Properties Network and local representative of the Friends of Housing Board, has announced that the FOH has agreed to make contributions to two of our local candidates: Schmidt (104th District) and Franz (101st District). The Friends of Housing have dontated over $11,000 to political candidates throughout the State of Michigan.

EXPO 2009 CONTRACTS
The 2009 EXPO will be held on February 14 & 15 at East Junior High.
EXPO Contracts have been sent to all HBAGTA members who participated in last year's event. EXPO booth rentals will be open to all HBAGTA members on November 6, 2008.

The Silver Hall will now house only "Green Vendors" and will be renamed the "Green Hall".

 As we start the final countdown to the National Elections, your association prepares for an election of our own. At the October General Membership Meeting being held at the Traverse City Golf & Country Club, we will elect a new builder board member to our Board of Directors. This position will replace the seat that is being vacated by Roger Papineau. Many thanks to Roger for his many years of support to our local, state and national association. Even though we know he still plans to serve our association in the background, we wish him "Godspeed". While we will miss Roger's wisdom, we are excited about bringing some new leaders on board with this upcoming election.
Last week, we sent out an electronic ballot to give all of our Master Members an opportunity to vote before the next General Membership Meeting. If you chose not to vote this way, ballots will be available to our Master Members in attendance at the GMM. If you would like more information on our Board Candidates, we have posted information on the HBAGTA website.
At their last meeting, the Board of Directors approved a policy that addresses how our association will handle current member licensing issues. The office staff has been working diligently to identify our members who are not fully in compliance with the State requirements and to develop a plan that will help those members update their records. Letters have gone out to those in question. We will do what we can to help them resolve their licensing issues. We appreciate your patience and support as we work towards a stronger and healthier organization.
The Green Solutions 4 EXPO is right around the corner and we need your help to spread the word. If you are a business that would like to promote a green service or product, consider participating as a vendor at this event.
If you are not able to participate as a vendor, help us spread the word to the community by displaying the GS4 posters or distributing the youtube video to everyone you know! GS4 posters are available at our office, please contact the office staff to make arrangements to get a supply.

EXPIRING TAX CREDITS EXTENDED
|

Tucked away in the financial rescue package approved by Congress last week is a set of provisions championed by NAHB that extend several expiring energy tax incentives in the Internal Revenue Code, including those for new home construction (Section 45L), existing homes (Secion 25C) and commercial buildings and larger multi-family properties (Section 179D).
Section 45L allows a $2,000 tax credit for the construction and sale or lease of a home that achieves a 50%reduction in energy use relative to a home constructed according to the 2004 IECC energy code. This incentive locks in energy cost savings for the lifetime of a home, which averages more than 60 years. The usage of this credit has increased nearly three-fold from 2006 levels, demonstrating that it is performing as Congress intended and gaining acceptance in the marketplace.
NAHB successfully advocated numerous regulatory changes that have also made it easier for builders to certify that their energy-efficient homes qualify for the credit.
The legislation extends the new energy efficient home credit through the end of 2009. Under prior law, it was schedule to expire at the end of 2008.

THE GRAND VISION DECISION
|

The Grand Vision Decision begins today when we start asking friends and neighbors across our six counties to fill our a "scorecard" that will allow us to settle on a plan for how we manage growth for the next 50 years.
Vision Decision Scorecards will be widely available throughout the region and on the Grand Vision web site . Our goal is to get literally thousands of people to fill out and return them by October 28th.
But we need your help to make that happen. So, to help you get in the spirit of things and learn exactly how the Grand Vision Decision will work, we're inviting you to one of our Kickoff Events. There's on in every county, and we'd love to see your face in the place!
October 7: Regional Kickoff a the State Theater
October 9: Kalkaska High School Auditorium
October 13: MSU Horticultural Research Station
October 13: Cadillac High School
October 14: Benzie Central High School Auditorium
All meetings are from 6:00 to 7:30 pm. As is our custom, we'll provide light refreshments, so come early and mingle!
The kickoffs will be informal, fun, and quite interesting. If you go, you'll be among the first to see the Vision Decision Scorecards. We'll walk you through the four different scenarios they outline, and how responses to them will be used to reach a Final Vision.
Better yet, there will be computerized visualizations of what the different scenarios would look like in real places in our regions - so it's not just looking at more maps!
And we will tell you more about the results of the scientific survey of the region's residents that the respected Lou Harris poll conducted. It revealed some surprising things about the values we share as a community, and why we live here. The information at each event will be exactly the same.
Scorecards will also be available online starting today at www.thegrandvision.org. Or you could call, toll-free, 1-866-441-5214 and get one by mail. They will also be available for pickup and drop off at hundreds of locations around the region. The more people from all walks of life, locales, and points of view who weigh in on the Grand Vision Decision, the more powerful and effective this wide open, unprecedented, community-based project becomes. Please attend a kickoff if you can; please bring a few friends - especially the skeptical ones and let's make this thing as Grand as we can! |
