PROPERTY MATTERS  Volume IV - August 2008
Dear Rental Property Owners:

Did You Know?

"Going Green" is a popular term these days.  However, "going green" doesn't have to mean "going broke."  There are some simple changes you can make when you have to replace old, worn-out systems, that can lessen your long-term impact on the environment as well as your wallet.

  1. Buy CFL light bulbs for all common areas.  Use motion sensors and timers to avoid unnecessary power use.
  2. Replace traditional water heaters with "tankless" water heaters, which heat water directly without the use of a storage tank.  Therefore, they avoid the standby heat losses assocated with storage water heaters.
  3. When replacing windows, opt for double-pane models that provide more insulation against energy loss and sound.
  4. When replacing appliances, look for ones displaying the Energy Star logo.  PG&E provides rebates for most appliance replacements.
  5. Buy dual-flush toilets, which provide a small flush for liquid waste and a big flush for solid waste, using only as much water as you need each time you flush, but avoiding the common clogs associated with low-flow toilets.
