Dear Rental Property Owners:
 
As a landlord, you may be entitled to increase the rent to market rate in certain roommate situations when the original tenant no longer lives in the unit.
 
When a new subtenant or assignee moves into a unit, it is important the landlord serve them with a written "6.14 Notice."  The 6.14 Notice informs all subtenants that the landlord may impose an unlimited rent increase on remaining occupants when the last original occupant vacates the unit. 
 
However, if a 6.14 Notice is not served, within a reasonable time (generally considered 60 days) after the landlord knows or should have known of the occupancy, the landlord may be prohibited from enforcing the rent increase.
 
Therefore, it is very important for landlords to be attentive to such matters and serve 6.14 Notices on time.
