BOMA 360How Does Your Building Rank Against Industry Best Practices?

BOMA-Atlanta will be hosting a FREE lunch-and-learn program on Sept. 22 at the BOMA-Atlanta office located at 2987 Clairmont Road NE, Suite 100, Atlanta, GA 30329.

Buildings that hold the BOMA 360 designation have been tested against industry best practices in six key areas of operations.  Studies have shown that these buildings have higher occupancy and tenant satisfaction rates.

Applying to the BOMA 360 Performance Program is simple. More than 20 office buildings in Georgia have already received the designation, with many others committing to apply this quarter.

BinocularsBOMA-Atlanta Hosts Fall Free Seminar

On Oct. 11, BOMA-Atlanta will host its Fall Free Seminar Standards to Watch from 8:30 until 11:30 a.m. at 3630 Peachtree, Atlanta, GA 30326. This FREE two-and-a-half hour seminar will cover the most recent changes to codes and standards that are important to commercial real estate professionals.

Mark Schroeder with VeenendalCave will speak about the recent changes to the Americans with Disabilities Act. Ken Green with Essex Company will talk about changes to the I-14, and Bruce Longino with Carrier Complete Systems will talk about changes to ASHRAE's ventilation, IAQ and energy standards. The seminar will conclude with GSA mandates for ENERGY STARŪ and LEED, and the Smart Grid impact presented by Charlie Cichetti with Sustainable Investment Group.

HomeAid AtlantaRegister to Volunteer for the Third Annual HomeAid Construction Project

On Oct. 21, 2011, BOMA-Atlanta will partner with HomeAid of Atlanta for the third annual HomeAid Construction Project. This year, BOMA-Atlanta will help renovate two buildings; the Mary Hall Freedom House, serving women and mothers by empowering them to break the cycle of addiction, poverty and homelessness; and Trinity House - Big Bethel, a residential transitional program designed to serve homeless men with issues regarding drug dependency.

BOMA-Atlanta is encouraging more property managers, facility managers and building engineers to attend this year's event. Those unable to volunteer, may be able to come to the City Hall Kickoff Event at 7 a.m. on the day of the project. If you are interested in volunteering, attending the kickoff event, or both, please complete the registration form.

Georgia DomeChanges in Georgia State Codes and Amendments

The State Codes Advisory Committee (SCAC) will recommend that the Department of Community Affairs (DCA) Board adopt the 2011 National Electrical Code (NEC) with no Georgia Amendments. It also will recommend adoption of Georgia Amendments to the 2006 various editions of the State Minimum Standard Codes. A synopsis of all proposed amendments is available on the DCA website.

 

On Jan. 1, 2011, the 2009 International Energy Conservation Code (IECC) went into effect in Georgia. Prior to leaving office, Gov. Sonny Perdue provided a letter of assurance to the Department of Energy (DOE) that Georgia would meet the 90 percent compliance requirement in order for the state to receive American Recovery and Reinvestment Act of 2009 (ARRA) energy stimulus funding. This letter assures that Georgia will meet the requirement for all new construction to be at least 90 percent in compliance with the 2009 IECC or ASHRAE 90.1-2007 by 2017. The Department of Community Affairs (DCA) is conducting a pilot study that includes two major criteria: a survey of all local jurisdictions using survey questions and the plan review and on-site evaluations of 44 randomly chosen commercial buildings for compliance with the Georgia State Energy Code. The purpose of this pilot study is to assist in the state's aggregate overall compliance rate.

 

NOTE: PROJECT SPECIFIC INFORMATION, BUILDINGS AND JURISDICTIONS WILL BE KEPT STRICTLY CONFIDENTIAL.  Pilot study general findings will be the only information that will be made public.

 

Many jurisdictions have begun to review their overall level of energy code compliance and are beginning to develop tools and strategies to ensure 90 percent compliance with IECC 2009 and ASHRAE 90.1-2007 by 2017. Improved compliance with the new code will certainly affect future design and implementation of energy efficient infrastructure and systems in all building types, which will likely equate to an increase in construction expenditures for all building owners and managers.

Active Shooter Roundtable Department of Homeland Security Active Shooter Virtual Roundtable


This live presentation will provide participants with information about the history of active shooters; common triggers and characteristics of active shooters; how to recognize potential violence indicators; and actions to take to prevent and prepare for potential active shooter incidents.

This free online interactive session consisting of video, commentary by subject matter experts and a discussion with your questions and comments will better prepare you to deal with an active shooter situation and to recognize dangerous behavior before it turns deadly.

CREWCREW Gala to Celebrate 30 Years of Service


Commercial Real Estate Women (CREW) is inviting female commercial real estate professionals to its Gala event at the Cobb Energy Performing Arts Center to celebrate 30 years of service to women in commercial real estate. The dress is cocktail attire, and the evening will feature dinner and entertainment by Yacht Rock Revue.

BOMA-Atlanta Launches Tutorial Library

With the increasing use of technology and online media to conduct business, BOMA-Atlanta has launched an online tutorials library to help assist members. Currently, the online video library features how-to videos demonstrating event registration with electronic forms; using VOTERVOICE grassroots advocacy software; accessing the online membership directory and registration; connecting with BOMA-Atlanta's social media platforms; using ENERGY STAR's portfolio manager; and ordering the Experience Exchange Report.

This fall the Community Service Committee has more exciting offers available through the discount ticket fundraising program.

Cobb GalleriaSPSU to Hold Construction Management Department Fundraiser

Southern Polytechnic State University (SPSU) is conducting a Construction Management Department Fundraiser at the Cobb Galleria on Sept. 29, 2011 to raise funds for scholarships and advancement. In attendance will be general contractors, subcontractors, construction vendors and students in the Construction Management program. The event includes cocktails and a silent auction with many high-value items.

BOMA offers classroom preparation courses for the LEED Green Associate and LEED AP Operations and Maintenance exams. The courses provide an in-depth preparation to take the LEED exams. Green Real Estate Network: September Breakfast

(September 20) The Green Real Estate Network is for individuals who want to further their knowledge of green and sustainable practices. These breakfasts allow attendees to network with leaders in green and learn more about sustainability in the commercial real estate industry. The topic for this breakfast is High Dollar/Higher Return: Talking with Asset Management About Large Green Projects. Speakers will be Steve Harrison, Parmenter Realty; John Smith, Mallory & Evans; and Greg Lewis, Innovative Roofing.

Medical Office Building SIG Breakfast

(September 21) The Medical Office Building Managers Shared Interest Group (MOB SIG) is organized to address the specific interests of medical office building managers and engineers. This group meets quarterly for an informal breakfast and networking session followed by a discussion of specific medical office management issues and current industry trends and challenges. The topic for this breakfast is Medical Office Building Ownership Changes: Coping and Retaining Tenants. Attendees will hear tips & techniques of influencing successful ownership changes. Speakers will be Jason Hinkel, SVP Healthcare with Duke Realty's Southeast Region; Harry Pickrell, vice president of National Leasing; and Mike Lincoln, executive vice president with Lillibridge Healthcare Services.

BOMA 360 Performance Program Lunch-and-Learn

(September 22) This free lunch-and-learn program will help you understand the benefits of the BOMA 360 Performance Program.  The program is designed to recognize outstanding achievement and provide a tool that can be used to market buildings as meeting and exceeding best practices, helping both to keep existing tenants and attract new tenants. Other rating programs only focus on a specific area of operations. The BOMA 360 Performance Program takes a 360 degree evaluation of all major areas of a property's operations and management practices. Registration is required!

LEED Green Associate Exam Prep

(September 27) The USGBC's new LEED Green Associate designation is the first step to achieving LEED AP status. This designation is designed for professionals who want to demonstrate green building expertise in non-technical fields of practice, and denotes basic knowledge of green design, construction and operations. During the one-day class, Charlie Cichetti of Sustainable Investment Group will provide an in-depth overview of recent changes to the Green Associate and LEED AP exam structure and a full day's training that will prepare you to take the Green Associate exam. In addition to this in-person training, attendees will receive access for 60-days of post-class online exam simulators, which will reinforce classroom knowledge. The course fee includes all training materials, access to the online simulators, lunch and refreshments.

Sports Outing

(September 30) Presented by SERVPRO Fire & Water - Cleanup & Restoration. The annual BOMA Sports Outing attracts a large crowd of building owners, managers and allied members. The event includes a golf tournament, tennis tournament, dinner and awards ceremony. Throughout the day, participants have an opportunity to network with others in the commercial real estate industry.

Leasing and Marketing

(October 5) In this course, you will gain the skills needed to successfully lease and market building space under favorable as well as adverse economic conditions. You will learn to conduct targeted market surveys; to develop a marketing plan that will please both the owner and the tenant. Leasing and marketing are approached in-depth from legal and ethical angles, as well as from a financial standpoint. This course, which includes current, reliable resources, such as relevant websites, can help you stay on top of today's marketplace.

Online LEED Green Associate Exam Prep Course

(October 5) The online course covers a variety of sustainability topics, green building best practices, and LEED fundamentals. The course topics are tailored to assist industry professionals in understanding the key concepts of LEED and the essentials to pass the Green Associate exam. Enrolled participants receive comprehensive training as it relates to the LEED Rating Systems, green building design concepts, and strategies. Instructors also provide an overview on recommended study methods, exam-taking skills, and practice questions for the LEED Green Associate professional exam.

Law Enforcement and Business Continuity Summit

(October 7) This day-long and highly informative summit will address the latest international, national, regional and local threats to law enforcement, businesses, security and our local communities.

Energy Management and Controls

(October 11) Understanding key maintenance and energy management aspects of building management is critical to running a cost-effective operation. From everyday preventive maintenance tasks to the challenge of developing and selling an energy plan, this class provides you with skills to evaluate and optimize your current system, knowlege to integrate new components, and the ability to communicate your needs to management.

Standards to Watch

(October 11) Codes and standards are constantly changing to improve public protection by setting minimum levels of safety for buildings and management procedures and increase ease of use by creating common operating procedures and equipment design. It is crucial that property management professionals remain aware of the coming changes to codes and standards. This free, two and a half hour seminar includes breakfast and is a great value for Atlanta commercial real estate professionals. Attendees will hear from four experts in the areas of safety, sustainability, engineering and accessibility. This seminar will cover changes to standards and codes of the ADA; I-14; ASHRAE 62.1 Ventilation and IAQ Standard; ASHRAE 90.1 Energy Standard; and ENERGY STARŪ and LEED mandates from GSA.

 Safety Seminar: Arc Flash Prevention

(October 18) Between five and 10 arc flash explosions occur in the United States per day, according to CapSchell Inc, a research company that specializes in workplace accident prevention. Injuries resulting from arc flash are typical of an explosion and may include flash burns, hearing loss, vision loss, general trauma and death. Stephen Harvey with Mayberry Electric would like to make you aware of the current changes in the NFPA 70E, the National Electric Code 2011 and how those changes will affect your building and future electrical upgrades. Also, he will provide important introductory safety information on arc flash hazard analysis, arc flash protection boundary, incident energy and PPE. Harvey will share real-life applications and life-saving tips while bringing awareness to some areas that can provide cost-saving benefits to engineers, property managers and building owners.

Sustainable Real Estate Seminar: Green Building Renovations

(October 19) BOMA-Atlanta and the Green Chamber of the South (GCOS) present the next Sustainable Real Estate Seminar, Green Building Renovations. This seminar includes classroom sessions and a building tour that will demonstrate to attendees the possibilities and opportunities created by green construction and renovation. The presentation and tour will take a comprehensive look at green renovations covering topics such as: building assessments and sustainable goals, adaptive reuse, building envelope upgrades, roof monitoring and central stairs, water savings, green roofs and photovoltaics.

Home Aid Construction Project

(October 21) BOMA-Atlanta will partner with HomeAid of Atlanta for the third annual HomeAid Construction Project. Facilities Planning and Project Management

(October 26) Through this course, you will develop the skills and knowledge critical to the successful execution of a facilities project: proper planning, selecting a building's team, and following through with attention to detail. You will learn how to assemble and manage facilities teams and how to plan and implement facilities projects, including methods to control key elements of the process. In this course you will examine case studies on SFP models, project management methods, and outcomes. You will also study how to close out projects, how to complete and use a facilities annual report, and how to read and interpret architectural drawings.

The New 2010 BOMA Office Measurement Standard

(November 1) Learn how to maximize updates to the new 2010 Office Measurement Standard during this live, hands-on seminar. The 2010 Office Standard represents significant improvements over the 1996 version and incorporates many features that have been demanded by property managers, including a new Single Load Factor Method calculation for all floors of a multi-story building, greatly simplifying leasing.

Environmental Health and Safety Issues

(November 2) This course provides you with an overview of the environmental health and safety considerations in building operations. You will learn to develop and manage proactive environmental/occupational health and safety programs, comply with regulatory standards and guidelines governing facility health and safety issues, and assess when to obtain technical assistance.
