Leave the Leasing to SCR and Focus on Quality Care |

Leasing is an important part of the comprehensive service package at Senior Care Realty, and it is a sector that has seen marked growth in recent months. This business profile explores leasing from the perspective of a recent client.
When Creative Community Living Services, Inc. (CCLS) recently sought to expand further into the market between Madison and Milwaukee, it looked to lease rather than buy. The primary reason for this preference is that funding sources for such services often prefer that providers lease rather than own the real estate. A secondary reason for leasing is that service providers can then solely focus their efforts on resident services rather than real estate. For its newly leased facility in Johnson Creek, WI, CCLS began its search by reviewing available properties and then touring facilities with Mike Collins, Matt Collins, and Daren Dudgeon of SCR. "As we met initially to do this, Mike, Matt and Daren asked about our needs and specifically what we were seeking," says Mary Heiden, client services development director for CCLS. As it turned out, SCR purchased the adult family home in Johnson Creek and negotiated a lease with CCLS. Of the experience, Heiden says, "Senior Care Realty was very interested in partnering with us and helping us find new adult family homes and community based residential facilities. The SCR team has been wonderful to work with and they have been very understanding of our needs and hopefully, we've been understanding of theirs," she explains. According to Heiden, CCLS hopes to establish additional adult family homes and CBRFs in other communities and looks forward to continued affiliation with SCR. One of the reasons that Heiden was attracted to SCR was due to the firm's deep experience in the assisted living marketplace. SCR president and CEO Mike Collins had been involved for many years in his family's business that operated 21 community based residential facilities (CBRF) in Wisconsin. "It was clear from the start that they understood what we were talking about. We did not have to explain the regulations and they understand the accessibility needs in homes, and the ADA requirements," says Heiden. Based in Watertown, Wisconsin, CCLS was established in 1973 and provides care and services to people with disabilities in adult family homes and CBRFs in over 20 Wisconsin counties. The organization typically provides care to individuals in small, family homes of 1-4 residents, or in a CBRF with 5-8 people as well as supportive home care services. For operators in senior care or other organizations who make use of group housing, real estate is essential to what they do. Simply stated: such organizations provide housing and services. The housing, or real estate aspect of the operation, however, does not go the heart of their mission which is to provide top quality resident care. Organizations such as CCLS seeking to expand into other markets certainly need the bricks and mortar, but they do not need to be an owner. "Simply get in touch with us, inform our team where you want to be and what you are seeking, and we will take it from there," says Collins. Make no mistake, SCR can take it from there quickly - pressing deadlines can be met. For example, SCR helped one recent client who needed two adult family homes in one community within 90 days. "We contacted local realtors, scanned the MLS listings and created a short list of opportunities for the client. After their tour, they made their selection and turned the issue back over to our team where we negotiated the purchase price and the terms by which we would lease it back to them," says Collins. SCR is uniquely qualified to meet the needs for such clients, understands the regulations and already possesses a good deal of information about properties for sale. Furthermore, if an existing facility should not meet a client's specifications, SCR can orchestrate a remodeling, or build to suit. "Certainly there are other organizations or contractors that try to meet this need, however, we distinguish ourselves with a more comprehensive approach and a deeper understanding of what our customers need," Collins says.
Helping organizations grow is one reason for leasing facilities. But there are many benefits to leasing rather than owning. Even those who already own their facility can benefit by selling their facility to SCR and leasing it back to enjoy use of the facility, as well as use of their capital that was tied up in the facility.
